Development Process
1. Client Requirements
A client has selected the Vietnam market as the prospective location for establishing a new manufacturing facility. They have engaged with the PPG business development team as part of their quest to outline their intentions regarding facility size and operational requirements. Preliminary specifications have been formulated and mutually consented to during this engagement.
2. Site Selection
PPG provides an overview of potential locations which match the size and use requirements of the client. The selection often consists of both existing buildings, pre‑zoned land sites, and alternative locations which could be acquired on behalf of the client, for a fully built‑to‑suit solution.
3. Permitting Process
As speed‑to‑market is a key requirement, the client have decides to construct a new facility on a pre‑zoned land parcel with PPG. Thanks to PPG's extensive network of contacts, strong relationships, and reputation, we can assure that we will efficiently secure all the required permits. Once the site is fully authorized, construction will promptly commence upon the finalization of all relevant details.
4. Financing
PPG collaborates closely with its robust financial partners to ensure the availability of adequate funding for both the construction phase and the subsequent fit‑out.
5. Design
PPG's dedicated design and engineering team collaborates closely with the client to establish comprehensive building specifications. This includes floor loading, ceiling height, temperature requirements, and the provision of ample office and sanitary spaces. Following mutual agreement on the floorplan, meticulous construction schedules are meticulously put into place.
6. Construction
PPG assumes the role of the construction manager responsible for overseeing the construction of the building. We engage in an open tender process to award contracts to dependable, high‑quality suppliers who align with our budgetary, quality, and environmental standards.
7. Fit out Setup
Following the completion of the building shell construction, PPG collaborates with the client to undertake the installation of specialized manufacturing machinery, cutting‑edge technology, and other intricate elements, including employee break‑out rooms and furnishings.
8. Recruitment
Prior to the client's move in, PPG extends its support in sourcing highly skilled personnel through job portal and recruitment partners. Should it be necessary, we can pre‑fill job positions and provide training to employees before the facility is formally handed over.
9. Building Facility is in Operation
After the client moves in, PPG and facility managers maintain regular communication with the tenant to ensure the efficient operation of all systems and to ensure the client's comfort in their newly premises.
10. Client Services
PPG establishes an annual service contract with the client, allowing the client to focus on their core business activities. We collaborate with local fire and security councils to uphold safety standards and develop monthly schedules for outdoor cleaning, grounds maintenance, and general building upkeep. This comprehensive service approach ensures a hassle-free experience for our valued clients.
11. Service Desk
Throughout the lease term, clients have the convenience of reporting incidents to our park and facility managers around the clock. Whether it's broken windows, rapidly accumulating snow, or the need to replace light bulbs, these issues are promptly addressed to ensure uninterrupted client operations.
12. Expansion
As the client's business experiences ongoing growth, PPG collaborates closely with them to facilitate their expansion strategies. Depending on the client's specific needs and preferences, PPG can agree to construct an extension to their existing facility, suggest an alternative location, or provide an alternative building solution if the client intends to establish a different business process. Our flexibility ensures that we can adapt to our clients' evolving requirements, enabling their continued success.
